Worth a Look: $425K for 2151 Whippoorwill Rd, Charlottesville, VA 22901

I thought I would start my blog off on a positive note and highlight a property I feel is worth taking a look at.

What I like about this house is that it is in the top performing school districts: Meriwether Lewis, Henley, and Western Albemarle.  It appears to have been recently updated and it has a large lot.

At full list price of $425,000 and assuming 20% down ($85K) at 5% interest, monthly payments (not including property tax and insurance) would be $1,825 a month.  Qualifying household income assuming no other debt would be $66.3K. 

Things to check: 
  1. Listing Agent has Hardiplank down for the exterior, but the county still shows Masonite.
There is going to be an open house this Sunday 3/8 from 1-3PM.

  1. saw this house this weekend, nice enough place. lot is 2+ acres, but little useful land, mostly woods and steep hills. smaller, would need alot of start up maintenance. nothing heavy but alot of busy work. here is an interesting comp: 2710 willow oak circle, only 1 mile away, same type of 'hood. willow oak was much bigger, a bit nicer, finished basement, additional acre. assessed at 487 for 2009 and sold for 400k on 3/20/09. so 82% of assessment. without being in whipporwill house ,but looking into all windows and walking around, i think this house with 1 less acre ,much smaller and no finished basement would be around 335k at same price per sq ft. ouch.

  2. this house sold for 410. i find that amazing. i had comps for it at a sq footage price of equal to about 350-370k. all in the same school district and same relative condition. i think these people overpaid by at least 40k, if not more
